Apply for a planning permit

When applying for a planning permit you will have different needs depending on if you are applying on a client’s behalf, a resident for the first time or a business. 

The information below outlines the steps in the application process.

 

Developers

Step 1.Pre-application Meeting

If you want to discuss your proposal prior to submitting your planning permit application please contact our planning department to arrange an appointment on 03 5722 0888 or on planningmail@wangaratta.vic.gov.au

Step 2.Gather your documents

You will need supporting information to support your application. Check our Planning Application Checklist(PDF, 97KB) to ensure all the information is included.

Step 3.Determine your application fee

Refer to our fee schedule(PDF, 267KB) to determine the applicable application fee.

Step 4.Complete your application

You can either complete your application online, or print out a hard copy to email, post or deliver in person.

Step 5.Submit your application and make a payment

  • Online: If you completed this application online, skip to step 6.
  • Email: Scan and send your completed planning application to planningmail@wangaratta.vic.gov.au.
  • Post: Planning Department, Rural City of Wangaratta, PO Box 238, Wangaratta Vic 3676
  • In Person: The Planning Counter is located at the Wangaratta Government Centre, 62 - 68 Ovens Street, Wangaratta.

You will receive a written acknowledgement and detail of your next steps when your Planning Permit Application is received.

First time applying

Step 1.Speak to us

If applying for the first time it is likely you will need to speak to a Planner to discuss your proposal and the documentation you will need to support it. Make an appointment by emailing planningmail@wangaratta.vic.gov.au.

Step 2.Gather your documents

You will need supporting information to support your application. Check our Planning Application Checklist(PDF, 97KB) to ensure all information is included and reach out to us if you need more information.

Step 3.Determine your application fee

The Planning Department will send you an invoice for the application fee to be paid. If you have any queries about fees and charges please contact the Planning Department on 03 5722 0888 or email planningmail@wangaratta.vic.gov.au

Step 4.Submit your application and make a payment

You can either complete your application online, or print out a hard copy to email, post or deliver in person.

Businesses

Step 1.Use our concierge service

Council's Economic Development team offer a concierge service to all businesses.

Contact economicdevelopment@wangaratta.vic.gov.au to speak with an Economic Development staff member who will assist you in assessing your needs and making appointments with relevant Planning or Building staff.

If you are considering subdividing your land, you will need to submit a planning permit application with the required information.

If you are unsure about whether you need a planning permit please contact our Planning Department to discuss your application.

A planning permit is the first stage in the subdivision process. When you have obtained a planning permit you will need to contact a surveyor who will take you through the subdivision process under the Subdivision Act 1988.

You can apply to amend most planning permits.  Amendments can be to:

  • alter endorsed approved plans
  • remove or change planning permit conditions
  • change the use or development for which the permit was issued
  • extend the life of a permit

If the amendment to the approved plans is relatively minor, you may be able to apply under secondary consent if it is considered the changes would be unlikely to cause detriment to other properties or affect the interest of a referral authority.

You are encouraged to speak with a planner about whether your proposed amendment could be considered under secondary consent or if you are required to submit an application to amend the permit.

Before a planning permit expires, or within six months afterwards, the owner or occupier of the land to which the permit applies may ask Council for an extension of time to the life of the permit.

VicSmart is a permit application process that is cheaper, quicker and easier than the normal application process. Not all proposals are suitable for VicSmart processing. Please contact our Planning Department who will be able to advise if your proposal meets the VicSmart guidelines. 

You can specify if your permit is VicSmart when you lodge a Planning Application.
