Rates

Rates and Charges for 2011/2012 have been established by Council as follows:

Any land which:
1.  has a Capital Improved Value of less than $6 million; and 

2.  is used primarily for commercial or industrial purposes or is located at 18 - 20 Cusack Street, Wangaratta.

Vacant Commercial/Industrial Land

Any land which:
1.  is located within:
* a Mixed Use Zone;
* Industrial Zone 1;
* Business Zone 1;
* Business Zone 2;
* Business Zone 4;
* Special Use Zone 1;
* Special Use Zone 2;
* Special Use Zone 3; or
* Special Use Zone 4;
under the Wangaratta Planning Scheme and

2.  has developed infrastructure and utilities available to it but in respect of which no commercial or industrial use is occurring.

Large Commercial/Industrial Land

Any land which:
1.  is used primarily for commercial or industrial purposes or which is located within:
   * a Mixed use Zone;
  * Industrial Zone 1;
  * Business Zone 1;
  * Business Zone 2;
  * Business Zone 4;
  * Special Use Zone 1;
  * Special Use Zone 2;
  * Special use Zone 3; or
  * Special Use Zone 4,
  under the Wangaratta Planning Scheme; and

2.    has a Capital Improved Value of $6 million or more.

Any land which:
1.  is located within a Residential 1 zone under the Wangaratta Planning Scheme; and

2.  on which no building designed or adapted for occupation is erected.

Rural Residential Land

Any land which is located within:
1.1  Rural Living 1 zone;
  * Rural Living 2 zone,
  * Low Density Residential zone; or
  * Township zone
  under the Wangaratta Planning Scheme; or
1.2 a Farming zone or Rural Conservation zone under the Wangaratta Planning Scheme and is less than 8ha in area, except where the land is farmed as a single enterprise occupied by the same person or persons whether or not the properties are contiguous; and

2.  on which there is erected a building designed or adapted for occupation; and

3.  does not have the characteristics of Commercial/Industrial Land.

Any land which:
1.  is located within:
  * Rural Living 1 zone;
  * Rural Living 2 zone;
  * Low Density Residential zone;
  * Township zone
   under the Wangaratta Planning Scheme except where the land is a farmed as a single enterprise occupied by the same person or persons whether or not the properties are contiguous; (and on which there is not erected a building designed or adapted for occupation).

2.  does not have the characteristics of Commercial/Industrial Land.

* located within a Farming zone or Rural Conservation zone under the Wangaratta Planning Scheme and is equal to or greater than 8 ha in area; or
* farmed as a single enterprise occupied by the same person or persons whether or not the properties are contiguous; and

2.  does not have the characteristics of Commercial/Industrial Land.

  • Garbage Collection Charge

The Garbage Collection Charge applies to all tenements and commercial properties on collection routes whether or not the service is used.  Each property will be provided with a 140 litre mobile container for garbage (collected weekly). A 240 litre garbage container is also available for an additional fee.

  • Recycling Charge

The Recycling Charge applies to all tenements and commercial properties on existing collection routes whether or not the service is used.  Each property will be provided with a 240 litre mobile container (collected fortnightly) which will provide increased opportunities for more households in the Rural City to recycle and reduce the amount of waste going to landfills.

  • Commercial Garbage & Recycling Charge Exemption

An exemption may apply if a contracted arrangement for garbage and recycling collection from an approved contractor is in place prior to the charges being applied.

How your Rates are Calculated

Rates are worked out based on your property's value and Council currently uses the Capital Improved Value (CIV) method which represents the total value of your property.

Your rates bill is calculated as follows:

  • Capital Improved Value (as shown on the rate notice)
  • Multiplied by the Rate in the dollar (eg.004485)

Example:

CIV $150,000 x 0.004485c  =

Recycling Charge

It is important to note that the revaluation of properties does not increase the overall amount of money the Council collects in rates.
